FULTON GARDENS: Situated at 33/53 Gregory Street, North Ward Townsville Fulton Gardens A Block is the restoration and redevelopment of a heritage landmark building into 28 premium luxury apartment shells. Located on in Townsville’s’ premium North Ward with views to Magnetic Island the building is the jewel in the crown of the previous Townsville General Hospital site designed by leading QLD architect Charles Fulton.
The apartments offer a unique heritage appeal balanced with everything required for modern inner city living. With spectacular sweeping Island views Fulton Gardens incorporate beautifully landscaped gardens providing entertaining and dining areas as well as a 2 under cover pools.
The developers purchased the site in 2006 from the QLD government and have successfully had the site rezoned to accommodate residential along with gaining Development Application approval to develop the site.
Builder Mike Baker had a problem, the building structure was sound. Built the old way with solid old world building practice. The existing bituminous roofing membrane was solid, intact, and not a leak in site but, how to aesthetically bring the roof membrane areas into the 21st Century and ensure zero leaks in the future.
After consultation Mike baker chose to encapsulate the existing membrane with KwikSeal Waterproofing Solutions Membrane Systems.
System Specification: High pressure wash the entire roof areas.
The recommended system offered was the KwikSeal PU70A HA UVR HAND applied Membrane System.
The areas to receive the membrane was cleaned with high pressure water cleaning as required to remove all surface contaminants.
A soon as possible after the surface has dried: Prime with KwikSeal E100 Bitumen Tolerant Epoxy surface primer with aggregate broadcast to saturation; allow curing as per specifications before continuing with the membrane application.
Apply 2 coats of KwikSeal PU70A HA UVR THIX to all areas as directed with full cure between coats.
Height of perimeter preparation is 150-mm above suitable structure that will allow adhesion of the membrane.
The membrane work will include finishing at all perimeters as detailed and effective spanning of any expansion joints by 300mm with double thickness application as a minimum.
The application was carried out by local trades on site after instruction from KwikSeal Technical representatives attended the site.
